As a lump credit applied to the final weeks of the residency agreement, or

As a pro-rata weekly credit deducted from the standard weekly rent across the full term. 

The booking must be made between 13 July 2026 and 30 September 2026.

The resident must move in on or before 31 October 2026.

Eligibility is determined by the date of signed Residency Agreement and first payment confirmation.

The minimum residency term must be 27 weeks.

Bookings via all channels, including direct, third-party platforms, and agents, are eligible.

Applicants must be new residents who do not have an active residency agreement at Juno House as at 1 July 2026.

Returning residents are eligible provided they have not held an active residency agreement at Juno House within the 3 months prior to the start of the promotional period and meet all other eligibility requirements.

The free rent credit is a promotional incentive and does not represent a reduction in the official rent payable as recorded in the Residency Agreement. The agreement reflects the full weekly rent before any promotional benefit is applied.

The free rent credit is calculated based on the advertised weekly rent for the selected room type at the time of booking.

Residents must elect their preferred redemption method at the time of signing. The two available options are:

Option A — Lump Credit: Free rent is applied as a credit to the final weeks of the residency agreement. No credit will be applied if the resident vacates before reaching the final weeks of their term.

Option B — Pro-Rata Weekly Credit: The total free rent value is divided equally across the full term and applied as a weekly deduction from the standard rent payable. Example: a 52-week stay at $405 per week receiving 5 weeks free rent ($2,025 total) would receive a weekly credit of approximately $38.94, reducing the effective weekly payment to approximately $366.06.

27–51 week agreements: 3 weeks free rent credited.

52+ week agreements: 5 weeks free rent credited.

Residents must be current on all rent payments and fees to receive and retain the promotional benefit. Arrears at any point during the residency may result in suspension or forfeiture of the free rent credit.

The resident must not be in breach of their Residency Agreement at any point during their stay.

If a resident vacates, terminates, or breaches their Residency Agreement before completing the full contracted term:

Option A (Lump Credit): The free rent credit will be forfeited in full and will not be applied.

Option B (Pro-Rata Weekly Credit): All weekly credits already applied will be calculated in full and the resident will be obligated to repay the total value of credits received to that point.

In both cases, the resident will be obligated to repay any free rent benefit already received. This repayment obligation forms part of the Residency Agreement.

Residency agreements under 27 weeks are not eligible.

This promotion cannot be combined with any other promotion, discount, incentive, referral credit, scholarship, or special offer unless expressly approved in writing by management.

Only one promotional benefit applies per Residency Agreement, regardless of the number of occupants or co-residents named on the agreement.

The free rent credit:

Is non-transferable,

Cannot be exchanged for cash,

Cannot be applied to future bookings.

The Birthday Free Rent Promotion is strictly limited to eligible bookings made within the promotional period.

The promotion will automatically close without further notice once the closing date of 30 September 2026 is reached or promotional limits are met.

Availability is subject to room type and allocation and is at the sole discretion of Juno House.

Room type requests are not guaranteed and remain subject to availability at the time of booking.

Juno House and Chesterfield Property Group PTY LTD reserve the right to:

Modify, suspend, withdraw, or cancel this promotion at any time prior to the booking cutoff date. Confirmed and executed agreements entered into prior to any such change will be honoured.

Disqualify participants if fraudulent activity or eligibility manipulation is suspected.

Make final decisions on all matters related to eligibility, credit calculation, and interpretation of these terms.
