Juno House Cancellation Policy

5.0 Juno House Cancellation and Early Termination Policy (Effective from July 2025)
5.1 Securing Your Booking
a) To reserve a room at Juno House, the Tenant must pay an amount equal to two (2) weeks’ rent in advance. This payment confirms the Tenant’s intention to move in and holds the selected room until the lease commences.
b) This initial two weeks’ rent will be applied to the first rental period once the tenancy commences. It is not an additional fee.
c) The Tenant acknowledges and agrees that the first two weeks of rent constitutes a minimum rental obligation. Accordingly, this amount is not refundable under any circumstances once paid, regardless of the Tenant’s actual length of occupation, except as expressly provided for in Clause 5.2 (Cancellations Before the Lease Commences).
d) Refunds of the initial two weeks’ rent are only available in the circumstances set out under Clause 5.2, and no other refunds will be provided.
5.2 Cancellations Before the Lease Commences
(a) More Than 30 Days Before Contract Start Date
i) The Tenant may cancel their booking for any reason.
ii) A full refund of the two weeks’ rent will be issued.
iii) No supporting documentation is required.
iv) Refunds will be processed within seven (7) business days of receiving written notice of cancellation.
(b) Within 30 Days of Contract Start Date
i) If the Tenant cancels their booking less than thirty (30) days before the lease start date, the refund of the two weeks’ rent depends on the reason for cancellation.
  • Exceptional Circumstances: Where cancellation is due to medical conditions that prevent travel or residence, visa refusal or cancellation, or unexpected personal or family emergencies, the Tenant may be eligible for a full refund if valid supporting evidence is provided (e.g. doctor’s certificate, visa rejection letter). Each request will be reviewed on a case-by-case basis, and a response will be provided within five (5) business days.
5.3 After the Lease Has Commenced (Break Lease / Early Termination)
a) Once the lease begins, the Tenant is legally committed to the full lease term. If the Tenant chooses to vacate early, this will be considered a break lease.
b) Break leases are managed in accordance with the Residential Tenancies Act 1987 (WA).
c) The Tenant may be required to:
i) Continue paying rent until a suitable replacement tenant is found or until the end of the lease, whichever occurs first;
ii) Cover reasonable costs associated with re-advertising the room and processing a new tenant;
iii) Cover any applicable fees related to the change or transfer.
d) The agency reserves the right to impose an administrative fee of $300 to cover associated processing costs, including but not limited to advertising, tenancy background checks, and other related expenses.
e) The lessor will work with the Tenant to find a suitable replacement tenant as quickly as possible, but there is no guarantee that a new tenant will be secured immediately.
5.4 Amendments to Contracts
a) If the Tenant needs to amend the Residential Tenancy Agreement after signing — such as a change to lease start dates, end dates, or tenant name details — the following applies:
i) All amendment requests must be submitted in writing to [email protected].
ii) Approval of amendments is not automatic and is subject to availability and management discretion.
iii) A non-refundable contract amendment fee of $150 will apply to cover administrative and processing costs.
iv) Any amendments outside of dates or tenant name changes may require full cancellation and rebooking under new terms, and will be considered a break lease.
5.5 How to Cancel Your Booking
a) All cancellations must be submitted in writing to [email protected].
b) The cancellation notice must include the Tenant’s full name, booking reference (if applicable), and a brief explanation of the cancellation.
c) If claiming an exceptional circumstance, relevant supporting documentation must be attached.
5.6 Refund Processing Times
a) Refunds for approved cancellations will be processed within seven (7) business days.
b) Refunds will be issued via the original payment method unless otherwise agreed
5.7 Application of Policy
This cancellation and early termination policy applies across all room categories (from Urban Twin to Studio Luxe) and all lease durations.
