Juno House Cancellation Policy

Effective from July 2025
At Juno House, we’re building more than just a place to live — we’re building a community. To help you plan with confidence and ensure fairness to all future residents, we’ve set out the following cancellation terms and conditions.

1. Securing Your Booking

To reserve a room at Juno House, a rent deposit equal to two weeks’ rent is required. This payment confirms your intention to move in and holds your selected room until your lease begins.

• This deposit is held as part of your first fortnightly rental payment and is not an additional fee.
• Your booking is only considered confirmed once this deposit has been received in full and your Residential Tenancy Agreement has been signed.

 

2. Cancelling Before the Lease Starts

A) Cancellations Made More Than 30 Days Before Contract Start Date

• You may cancel your booking for any reason.
• A full refund of your deposit will be issued.
• No supporting documentation is required.
• Refunds will be processed within 7 business days of receiving written notice of cancellation.
  
  

B) Cancellations Made Within 30 Days of Contract Start Date

If you cancel your booking less than 30 days before your lease start date, the refund of your deposit depends on the reason for cancellation:

• Exceptional Circumstances
  We understand that life happens. If your cancellation is due to:
  • Medical conditions that prevent travel or residence
  • Visa refusal or cancellation
  • Unexpected personal or family emergencies

…you may be eligible for a full refund if valid supporting evidence is provided (e.g. doctor’s certificate, visa rejection letter, etc.).

Each request will be reviewed on a case-by-case basis, and we aim to respond within 5 business days.

• Other Reasons (Change of Mind, Change in Plans, etc.)
  If you cancel within 30 days of your lease start date without valid reason and evidence, the deposit is non-refundable.

 

3. After the Lease Has Commenced

Once your lease begins, you are legally committed to the full lease term. If you choose to vacate early, it is considered a break lease.

Break Lease Terms

• Break leases are managed in accordance with the Residential Tenancies Act (Western Australia).
• You may be required to:
  • Continue paying rent until a suitable replacement tenant is found or until the end of your lease, whichever comes first.
  • Cover reasonable costs associated with re-advertising the room and processing a new tenant.
  • Cover any applicable fees related to the change or transfer.
• We will work with you to find a suitable replacement tenant as quickly as possible, but there is no guarantee that a new tenant will be secured immediately.

 

4. Amendments to Contracts

If you need to amend your Residential Tenancy Agreement after signing — such as a change to lease start dates, end dates, or tenant name details — the following applies:

• All amendment requests must be submitted in writing to hello@juno-house.com.au.
• Approval of amendments is not automatic and is subject to availability and management discretion.
• A non-refundable contract amendment fee of $150 will apply to cover administrative and processing costs.
• Any amendments outside of dates or tenant name changes may require full cancellation and rebooking under new terms, and will be consider a break lease.

 

5. How to Cancel Your Booking

All cancellations must be submitted in writing to:

Include your full name, booking reference (if applicable), and a brief explanation of the cancellation. If claiming an exceptional circumstance, attach relevant documentation.

 

6. Refund Processing Times

• Refunds for approved cancellations will be processed within 7 business days.
• Refunds will be issued via the original payment method unless otherwise agreed.

 

7. Applies to All Room Types and Contracts

This cancellation policy applies across all room categories (from Urban Twin to Studio Luxe) and all lease durations.
